Why I took this listing
I get asked a lot what you actually get for your money out in Fort Bend County. This is a good answer. Three thousand three hundred square feet, four bedrooms, three and a half baths, on a quarter-acre-plus lot in an established part of Richmond, for just under $525,000.
The house has been updated throughout: an open layout, a lot of natural light, newer flooring and paint, updated fixtures, a redone primary bath, high-end appliances and a newer AC system. Out back there is a covered 20 by 10 patio, which in Houston is the difference between a yard you use and a yard you look at.
What I would point out is the timing. The seller put nearly $100,000 into upgrades, with new, modern finishes throughout. You are buying a 2006 house with 2026 everything.
But I want to talk about more than the house, because you are not just buying four walls. You are buying where it sits. So here is Rivers Edge and the part of Richmond around it, honestly.

Rivers Edge
Rivers Edge is an established community off FM 359, built out in sections over the years, which is why you see mature trees and varied housing rather than one builder’s five floor plans repeated down the street.
The homeowners association is $745 a year and covers the common areas and recreation facilities, including a clubhouse and community pool. That is low for what you get, and worth knowing when you compare this against a newer community where dues can run several times that.
The neighborhood was built out with sports fields, lakes and a trail system, and the Brazos River corridor sits nearby.
Where you go to get outside
Clay Park
A City of Richmond park. The city lists a basketball court, a jogging and walking trail, a pavilion, picnic areas, a playground and public parking.
Jones Creek Ranch Park
112 acres run by Fort Bend County, straight up FM 359. Playgrounds, basketball and volleyball courts, softball fields, disc golf, and a lake stocked with catfish, trout and bass through Texas Parks and Wildlife. Pavilions and a lodge can be rented.
The Brazos River corridor
Rivers Edge sits near the Brazos, and the community’s trail system connects into the green space along it.
Trails inside the community
The HOA maintains a hiking and walking trail system as shared common area for residents.
Pictures only go so far.
Fifteen minutes in the house tells you more than an hour of scrolling. I will meet you there, walk it with you, and tell you straight what I would check before making an offer.
Showings most evenings and weekends.
Close to home, on FM 359
Most of what you need day to day is on the FM 359 corridor, which is the road you will use most.
Pecan Perk Cafe
Neighborhood coffee shop with a drive-thru, espresso, cold brew and kolaches. Open Tuesday to Friday from 5:30am, weekends from 6am, closed Mondays.

Historic downtown Richmond
A short drive gets you into the old part of Richmond, which has something most suburbs do not: an actual downtown with buildings that predate the subdivisions.
Blockhouse Coffee & Kitchen
Specialty coffee house in historic Richmond, open since 2017. Locally roasted coffee, breakfast and lunch, seven days a week.
Truffle & Rye
A café and provisions market that opened in March 2026 from a fine-dining chef. Pastries and coffee in the morning, schiacciata sandwiches midday.
Sandy McGee’s
A downtown Richmond institution at 4th and Morton since 1996, known for its broccoli cheese soup, chicken salad and desserts made fresh daily.
The roads you will actually use
FM 359 is your main artery, connecting the Rivers Edge and Pecan Grove area into Richmond and north toward Brookshire.
US-90A runs east to west through Richmond. US-59 and I-69 take you toward Sugar Land and into Houston. The Grand Parkway, SH 99, connects you around the metro without going through town.
I am not going to quote you a commute time. Houston traffic makes a liar out of anyone who does. What I will say is that you have more than one way out, which matters more than the number on a map.
Lamar Consolidated ISD
This address is in Lamar Consolidated ISD. The district has been opening campuses and redrawing boundaries recently, so rather than print campus names that may already be out of date, confirm the specific assignment for this address with the district directly before you make a decision based on it.
